What does owner representation actually involve?
It means having someone independent — with no commercial relationship with the yard or contractors — on the ground throughout your project. The role involves reviewing the scope of works, attending the yard at agreed intervals, observing workmanship and materials, identifying issues before they become expensive, and reporting back to you clearly and regularly.
The level of involvement is agreed upfront based on the size and complexity of the project.
Who is this service for?
Primarily for owners who are not based in Mallorca or cannot be present during their project, and who want independent assurance that the work is being carried out properly.
It is also useful for owners who are present but don't have the technical background to assess whether what is happening in the yard is correct.
Can you work with any yard or contractor?
Yes. I work independently of all yards and contractors in Mallorca and across the region.
That independence is the point — the role only works if there is no commercial relationship or loyalty to the people doing the work.
What if I already have a project underway?
Involvement can start at any stage. If work is already in progress and you want independent oversight from a certain point forward, that is straightforward.
A review of what has been completed to date can also be included if useful.
How do you handle communication with the yard?
That depends on what you want. Some owners prefer that I observe and report back, with all direct communication remaining between them and the yard. Others want me to communicate directly with the yard or contractors on their behalf.
Both work — the scope is agreed at the outset and can be adjusted as the project develops.
How are fees structured?
Owner representation is quoted on a case-by-case basis.
For short projects or single yard periods, an hourly or day rate is most practical. For longer or multi-phase projects, a retainer arrangement is usually more appropriate.

What if something goes wrong during the project?
That is exactly when independent representation is most valuable. If workmanship is below standard, materials are not as specified, or the yard is not meeting agreed timelines, having someone on site who understands the technical side and works for you — not the yard — means issues are identified early and dealt with clearly.
You are kept informed throughout, and any significant concerns are flagged immediately.
