Yards are busy. Contractors have multiple boats on the go. Work gets done in the wrong order, to the wrong standard, or not at all — and unless someone is on site with the technical knowledge to notice, the owner is the last to find out.
 
Owner representation provides independent oversight throughout a refit, maintenance period, or technical project. The role is straightforward: to be present, to observe, to ask the right questions, and to report back clearly — so that the work is done properly and you always know where things stand.

HOW IT WORKS:

 

Every project is different, so the level of involvement is agreed upfront based on the scope, duration, and complexity of the work. For a short yard period with one contractor, that might mean a couple of site visits and a written summary. For a multi-month refit involving several trades, it means regular attendance, progress reporting, and active coordination between parties on your behalf.

 

At the start of a project, the scope of works is reviewed — checking that what has been quoted is realistic, that nothing has been missed, and that the sequencing of trades makes sense. During the project, site visits are used to observe workmanship, check materials, and identify issues before they become expensive problems. At the end, a final review ensures the work has been completed to the agreed standard before sign-off and payment.

 

WHY INDEPENDENT OVERSIGHT MATTERS:

 

A shipyard or contractor works for themselves. A broker works for the deal. I work for you.

 

That independence matters most when things don't go to plan — when work is delayed, when shortcuts are taken, or when something comes up mid-project that requires a decision. Having someone on the ground who understands the technical side and has no commercial relationship with the yard means you get an honest picture, not a managed one.

 

For owners who are not based in Mallorca or not able to be present during the work, this is particularly valuable. Remote updates, photographic reporting, and direct communication mean you stay fully informed without needing to be on site.
